Legal & housing notices
Updated October 14, 2026 · Paradise Canyon Real Estate
These notices explain the website’s rental, cosigner, property management, buyer, and seller inquiries. Read the tenant rights and protected-request notices, fair housing statement, Terms of Service, Privacy Policy, and applicable signed paperwork as well. Statutory protections control if any website language or form conflicts with them.
Free pre-screening and tour requests
The ordinary tour workflow arranges one shared visit for all proposed adults. The household contact supplies options; other adults record their availability or a conflict without choosing separate tour appointments. Bruce confirms an option available to everyone after the required review. Applicants can manage their own availability, inquiry and reminders in My PCRE Application. A scheduling conflict does not automatically reject an applicant. Text or email Bruce about help, another arrangement, paper signing or an accommodation. Existing statutory protections and signed records remain controlling.
After a tour is arranged, each adult visitor signs their own limited tour liability waiver for the property and date before entry. Read the release of ordinary negligence and its exclusions; California law controls whether any provision is enforceable. The waiver does not release gross negligence, fraud, willful misconduct, violations of law or nonwaivable duties and rights. A changed tour date requires a new signature. Paper signing, accessible methods and other tour accommodations are available through Bruce. Every adult tenant signs a separate, fresh safety acknowledgment in the lease packet; it does not waive landlord liability or protected tenant rights.
Each adult uses their own email and secure link, including when sharing a computer. An emailed progress link checks the intended adult’s access before showing private records. Checkbox acknowledgments expressly selected in an adult’s own saved pre-screening can remain selected after email verification while still applicable; saving them is not a submission or a separate signature. Each intended adult occupant age 18 or older completes the same short pre-screening form and provides their own applicable supporting documents, with submissions linked by household for private review. The household contact supplies the proposed adult list once. Invited adults complete only their own information through their own secure access and are not asked to supply the other adults’ names or contact details. Each adult provides their own phone number or selects the email-only / alternative-contact option. Household income is considered together; an adult may report no personal income. An adult with income may request another lawful income-verification method instead of being blocked by a missing upload. For a government-subsidy screening alternative, that request may also cover evidence of ability to pay the tenant share. A request for another method remains subject to manager arrangement and review and does not verify income or approve the rental. Income and credit information is reviewed under the applicable written criteria, including any stated flexibility, cosigner consideration, government-subsidy alternatives and required accommodations. A screenshot alone is not a full credit report or a guarantee of approval.
Tours are arranged after basic household information is reviewed and eligibility is confirmed. PCRE does not automatically reject an applicant through this form. A submitted request or confirmation does not reserve the home or confirm a tour appointment. The quick step is free and makes no credit inquiry. Subsequent full applications or screening may have separately disclosed requirements or charges.
Rent, security-deposit terms, utility responsibilities and property requirements are confirmed through the applicable MLS listing and verified manager settings. Amounts in older application or lease templates are not current quotes. Website cost displays use connected MLS data, recently confirmed manager amounts, or a dated public-listing check within the preceding 30 days. The source and check date are identified where available; an expired fallback amount remains unconfirmed. Public home features and authorized photographs may also be supplied directly by the manager; availability must be reconfirmed after seven days. Consult the property-specific listing and confirm all material terms with Bruce. A move-in estimate combines the first month’s base rent and the applicable security deposit. Any water component treated as rent under the actual property terms is additional to that base estimate; Bruce will explain the calculation and timing before payment. Other utility responsibilities and separate provider screening fees must also be confirmed. Deposit limits and military-service protections remain controlling. For later rent payments, a personal check is preferred; a money order or cashier’s check is also accepted; the deposit is paid by a separate check or money order. Confirm applicable deposit limits and final amounts with Bruce before paying.
Broker and company identification
Paradise Canyon Real Estate: a property management company. Cory Bruce Langberg, also known as Cory “Bruce” Langberg, is the broker and property manager identified on this website, California DRE #01509006. The website introduces rental opportunities and residential property management inquiries in Magalia and Paradise, California. It does not itself establish representation or an agency agreement.
Verify the broker’s license with the California Department of Real Estate. Any agency, compensation, or transaction disclosures required for a particular engagement are provided separately.
Equal Housing Opportunity and fair housing statement

Paradise Canyon Real Estate is committed to equal housing opportunity in its advertising, tours, applications, rental decisions, and property management services.
PCRE does not discriminate or tolerate harassment based on race, color, ancestry, national origin, citizenship, immigration status, primary language, religion, mental or physical disability, sex or gender, sexual orientation, gender identity or expression, genetic information, marital or familial status, lawful source of income, military or veteran status, age where protected, or any other characteristic protected by law. These protections also cover perceived characteristics and association with a protected person. Retaliation for exercising housing rights is prohibited.
All lawful sources of income, including Section 8 Housing Choice Vouchers and other rental assistance, are welcome. Lawful rental criteria apply consistently, with required accommodations and government-subsidy screening alternatives. Any income requirement for a subsidized household is based on the applicant’s share of rent as required by law.
For application help, an accessible format, or a reasonable accommodation or modification, contact Bruce or an authorized representative may contact us for you. Email is available, but a request does not have to be written or use a specific form or legal phrase. Assistance animals are addressed in the accessibility notice.
Official housing-rights information: HUD · California Civil Rights Department. You may contact these agencies about housing discrimination without first raising it with PCRE. Website notices do not waive your rights.
Occupancy, parking, yard storage, and fire safety
Families with children are welcome. PCRE does not impose child-specific occupancy restrictions. Any occupancy standard must be based on applicable law and verified property facts, applied consistently, and subject to required reasonable accommodations. The number of entries in an application is not an occupancy limit.
Vehicles parked on the rental premises must have valid registration and insurance. Boats and RVs may not be parked on the rental premises. These rules apply consistently and are subject to reasonable accommodations required by law.
Do not use the yard or the space against the house to store belongings, boxes, discarded furniture, appliances, building materials, firewood, debris, or other stored items. Keep exits, walkways, vents, and access for emergency responders clear. Do not place or accumulate combustible materials against the home or beneath decks, porches, or stairs.
This is a property storage and safety rule, not a statement that every listed item is prohibited by a particular fire code. Ordinary use of permitted outdoor items is different from using the yard for storage; contact Bruce about appropriate placement. Applicable fire-safety requirements and reasonable accommodations remain controlling. This rule does not transfer the owner’s legal maintenance or defensible-space duties to an applicant or tenant.
For rentals with PCRE’s standard property rules: Smoking is not permitted indoors or outdoors on the rental premises. Dogs and cats are considered, subject to approval and the rental agreement. Assistance animals are not pets and are considered through the reasonable-accommodation process without prohibited pet fees or ordinary pet restrictions.
Where a washer and dryer are supplied, the property’s appliance inventory identifies them. Confirm their condition at the move-in walkthrough. Review the written repair or replacement terms before signing. Any allocation of responsibility must comply with the rental agreement and applicable law. Report leaks, electrical problems, venting concerns, or other unsafe conditions promptly. This notice does not waive required maintenance, safety, habitability, or other tenant rights and does not apply to kitchen appliances.
Tenants pay water, trash collection, and electricity separately from the monthly base rent. Tenants are responsible for routine yard maintenance and may do the work themselves or hire someone at their own expense.
The selected property’s agreement explains actual water billing, allocation, proration and lawful payment timing. No fixed water estimate or markup is created by this website, and water does not inflate the displayed base-rent deposit calculation. For a subsidized tenancy, the lease, utility allowance and housing-authority program rules control; no unauthorized additional payment is required. Tenant rights and required billing disclosures remain in effect.
Contact Bruce to request a reasonable accommodation; no particular form or written request is required. Published rules do not amend an existing lease or authorize immediate towing, removal of belongings, fees, or eviction. The applicable rental agreement and lawful notice and enforcement procedures govern.

Cosigner criteria and reduced deposit
When credit history is used, an applicant with a credit score below 650 needs an approved cosigner. Required government-subsidy alternatives and accommodations apply. A missing credit score is reviewed separately.
With an approved cosigner, the security deposit is one month's rent, or less if the current listing or applicable law requires a lower amount. This option is available to any household with an approved cosigner, including applicants with credit scores of 650 or higher. The cosigner does not have to provide the deposit; funds may come from any lawful source. A cosigner is not required to receive a deposit limit that already applies by law. Qualifying military tenants receive their applicable deposit protection without needing a cosigner for that protection. Bruce confirms the final amount before payment.
The same published cosigner application, credit, verified-income, and written-guarantee requirements apply to both rentals. Joint cosigners may combine their verified income. Government-subsidy alternatives, tenant-share income standards, required accommodations, and any lower legal deposit limit remain controlling. These business criteria do not replace applicable law, an individual consumer-report notice, or separately signed paperwork.
Accessibility, accommodations, and assistance animals
Contact Bruce if you need help using the website, an accessible application format, more time, a communication accommodation, or a housing-related reasonable accommodation or modification. A request does not require a particular form or specific legal phrase and may be made by the person requesting help or an authorized representative. Do not upload medical records, diagnoses, or an unrelated medical history through the general application.
Assistance animals, including qualifying service and support animals, are considered under applicable law and are not treated as ordinary pets. Pet rent, pet deposits, and ordinary pet restrictions do not apply to an assistance animal as prohibited by law. Necessary, lawful verification may be discussed separately when the relevant need is not apparent. California housing accommodation information.
Rental and cosigner application notice
New cosigners can start their own separate application without completing tenant pre-screening. Each person uses their own email and signs for themselves. Applicants may choose email-only contact in the pre-screening, full application and electronic lease.
Each adult applicant supplies their own required rental paperwork. Cosigners provide separate requested information and any applicable signed agreement. Submission, draft saving, document upload, or receipt confirmation does not guarantee approval or availability and does not reserve the home or create a tenancy. Website terms do not create a guarantee obligation. Cosigner consideration follows the same applicable lawful written criteria for all applicants, including required accommodations and government-subsidy alternatives. A proposed cosigner provides a separate application when requested; the website does not automatically impose a cosigner requirement. A cosigner application does not supply move-in funds. Lawful deposit assistance and any proposed source of funding can be discussed with Bruce.
Full rental and cosigner applications can be completed and signed online. Additional PDF paperwork is optional unless separately requested for a specific lawful purpose. Saving a draft does not sign the application; the final signing action records the completed answers, consent, and any selected limited verification authorization. Each adult signs for themselves. The lease is prepared and signed separately through a private invitation after the agreed application and tour steps. The free pre-screening and online owner inquiry can be completed directly on this website. Load each disclosure PDF, then use its Open or Download link and review the document before acknowledging receipt. Loading a PDF alone does not mark it reviewed. Paper or accessible delivery remains available through Bruce. Read every disclosure and authorization before signing; a website checkbox does not replace a separate authorization required for a particular screening report or transaction.
Imported provider applications and screening findings
PCRE may pre-fill unfinished forms from an applicant’s provider documents for the same rental. The applicant reviews and corrects answers and supplies any remaining information and signatures. Imported data is not independently verified. Credit and background findings stay separate from self-reported application answers, and identity badges and search results are not guarantees of accuracy, coverage or a correct identity match.
PCRE reviews relevant report information and applicable lawful criteria individually; automatic extraction does not make a rental decision. A report result does not replace required consideration of housing-assistance alternatives, accommodations, disputed information or applicable legal limits. Any adverse decision influenced by a consumer report, including a required cosigner, requires the applicable individual notice described below. Contact Bruce about a correction, a report copy or an accessible application method. Provider-document privacy notice · Imported application terms · CFPB report and dispute information.
Housing assistance, credit-report copies, and decision notices
An applicant receiving a government rent subsidy is offered the option, where required by California law, to provide lawful, verifiable alternative evidence of reasonable ability to pay the applicant’s portion of rent instead of credit history. Reasonable time to provide that evidence must be allowed, and qualifying evidence is considered instead of credit history. Ask Bruce about this process before selecting an external screening option.
When the alternative is selected, credit scores are excluded from manager assessment summaries. Original records, including combined provider documents, remain privately retained; their credit history must not influence the rental decision or a low-score cosigner requirement. Before a financial screening decision or rental-agreement preparation, PCRE records the alternative evidence considered, the verified household share of rent and the reasonable time allowed, including additional-time arrangements. Administrative closures such as withdrawal are recorded separately. There is no automatic denial when a reminder pauses or a fixed deadline imposed by this website for alternative evidence. Contact Bruce by text or email about more time or another lawful verification method.
If you paid an application-screening fee, PCRE provides you with a copy of your consumer credit report within seven days after PCRE or its agent receives it, by personal delivery, mail, or email. You do not need to request this copy. Other report-copy rights also remain available.
If information in a consumer report contributes in any part to a denial, required cosigner, higher rent or deposit, or another adverse decision, PCRE gives the affected applicant an individual written notice when communicating that decision. The notice identifies the reporting agency's name, address, and telephone number; explains that the agency did not make the decision and cannot give its specific reasons; and explains the right to dispute inaccurate or incomplete information and obtain a free report from the agency within 60 days. For a consumer credit report, the notice also explains the right to a free copy within that period from other nationwide credit-reporting agencies. If a numerical credit score was used, the written or electronic disclosure includes the score, possible range, source, creation date, and key factors adversely affecting the score in their order of importance. No stamped envelope or request to PCRE is required to receive this notice. Published website criteria do not replace it.
Read the current provider-specific disclosures and give any separately required authorization before a report is requested. A website acknowledgment or a general application signature does not replace those requirements. Government-subsidy alternatives and required accommodations remain available.

Screening fees, receipts, refunds, and reusable reports
PCRE does not charge or collect an application fee. PCRE’s pre-screening, rental application, and cosigner application are free and do not automatically order a credit report. Purchasing a RentSpree or Zillow report is optional; applicants choose whether to purchase and pay the provider themselves. PCRE does not pay for optional report purchases. Contact Bruce about the free application and acceptable verification options before purchasing a report.
Before choosing to buy a report, confirm availability and acceptable verification options with Bruce. Review the provider’s current package, price, authorizations, and refund terms. You do not need to purchase a new RentSpree or Zillow report merely to submit the free PCRE application. Buying a report does not guarantee selection.
Any application-screening fee PCRE requires for a specific rental, including a report fee paid to a provider at PCRE's direction, is disclosed before payment. No fee is required when no unit is available or expected within a reasonable time. Covered fees cannot exceed actual screening expenses plus the reasonable value of processing time, or California's current CPI-adjusted limit. PCRE provides an itemized receipt showing expenses and time, by personal delivery, mail, or email by agreement, and returns any unused amount.
For an optional report purchased independently from Zillow or RentSpree, contact that provider directly with a billing question or refund request. Non-selection does not guarantee a provider refund. This does not waive any applicable right or shift a legal obligation of PCRE to a provider. If PCRE requires a fee that is covered by California Civil Code section 1950.6, PCRE uses the full-refund process in section 1950.6(c)(2)(B), including the applicable seven-day/30-day deadlines, and complies with its receipt and report-copy obligations. Contact Bruce about any fee required by PCRE or a refund obligation applicable to PCRE. Existing refund rights are preserved.
Ask Bruce whether an existing report is accepted before paying again. When PCRE accepts a qualifying reusable tenant-screening report under Civil Code section 1950.1, PCRE does not charge a screening fee or a fee to access that report. A new purchase independently made for other properties is subject to that provider's terms and is not a fee PCRE requires for this rental.
Security deposits and military service
No rent or security deposit is collected through this website. Monthly base rent and deposit are calculated from the selected property’s saved settings, with licensed listing data used where no manager amount is saved; the published cosigner option and any lower legal limit also apply. Confirm the final lawful amount with Bruce before paying. Screening charges are addressed in the fee and refund policy.
California generally limits a residential security deposit to one month’s rent. A limited exception for qualifying small landlords may permit up to two months’ rent; that exception does not apply to a prospective tenant who is a qualifying service member. The military question is used to identify applicable protections and is not a reason to reject an applicant. This notice does not assert that any particular landlord qualifies for the exception. The website shows an above-one-month deposit as an expected amount only after the manager records verification and the actual eligibility basis; the applicable legal limits and protected-tenant restrictions still control. Any higher deposit requires a legally applicable exception; an applicant does not need a cosigner to receive a deposit limit already required by law. Confirm the lawful deposit in the proposed rental agreement. California Civil Code §1950.5.
Home buying, home selling, and compensated introductions
PCRE’s buyer and seller forms collect plans for a possible conversation and, if expressly requested, an introduction to participating independent local real estate professionals. PCRE may receive compensation from the participating professional. That relationship and the limited group of participating professionals can affect whom PCRE introduces; no objective ranking or complete market comparison is represented. An introduction does not guarantee service availability, suitability, results, or acceptance.
Any referral compensation must be arranged separately between the appropriate licensed professionals and comply with applicable law. This website does not establish or approve a compensation arrangement. Required agency, representation, compensation, and other transaction disclosures remain applicable. No buyer or seller is bound to a representation agreement by submitting this form.
Market guidance or a pricing discussion is not a formal appraisal. The inquiry does not order credit screening, constitute a mortgage application, set a sales price, authorize a listing, or request lender, title, escrow, or insurance referrals. Fair housing and accessibility protections apply to buying, selling, and referrals as well as rentals. Inquiry privacy notice · Privacy choices.
Owner inquiry and property-condition disclaimer
An owner questionnaire is a request to discuss possible management services. It does not authorize entry, marketing, spending, repairs, rent collection, tenant communications, or any binding commitment on an owner’s behalf. A separate management agreement defines services, pricing, authority, and responsibilities. Acceptance of an inquiry does not promise that management will be offered.
Provide known hazards, repair needs, occupancy issues, and restrictions accurately. The questionnaire is not a professional inspection, engineering analysis, legal opinion, code approval, habitability certification, valuation, or insurance review. Unknown answers can be identified for follow-up. Any required property, tenancy, or agency disclosures must be addressed separately; this notice is not a substitute.
Listings, availability, and third-party content
The CRMLS IDX display and linked listing services supply their own listing content. PCRE’s separate rental cards may use a connected MLS feed, recently confirmed manager settings, or a dated public-listing snapshot. Dated snapshots do not automatically track MLS changes. Property details, prices, measurements, images, and availability may change or contain errors. Confirm material facts and current availability before relying on a listing, submitting funds, or signing. A displayed address does not mean that a home is being held for you. Required written agreements and applicable law govern the transaction.
RentSpree handles applications or screening submitted on its own service. Its fees, terms, and privacy policy apply there. Linked providers operate separately; PCRE does not guarantee their technical performance. This does not limit PCRE’s own legal responsibilities.
Information, emergencies, and preserved legal rights
Website information is general information about these services, not legal, tax, engineering, insurance, or financial advice for your circumstances. Obtain an appropriate professional assessment when needed. The application and inquiry forms are not monitored as emergency reporting channels. For an immediate danger, use emergency services; tenants should use any established emergency maintenance instructions.
No term or notice waives rights that cannot be waived under applicable law, including fair housing, accessibility, consumer reporting, deposit, habitability, or privacy protections. These website notices do not replace required lease disclosures or modify an existing signed agreement. If language conflicts with a mandatory legal requirement, that requirement controls.
