BEFORE YOU PAY FOR SCREENING

Full applications & credit screening.

PCRE does not charge or collect an application fee. PCRE’s pre-screening, rental application, and cosigner application are free and do not automatically order a credit report. Purchasing a RentSpree or Zillow report is optional; applicants choose whether to purchase and pay the provider themselves. PCRE does not pay for optional report purchases. Contact Bruce about the free application and acceptable verification options before purchasing a report.

The optional RentSpree links below begin a provider application with credit screening. RentSpree charges a provider fee. This is a separate step from PCRE’s free pre-screening.

RentSpree: full application, credit report, provider fee.

You will enter application information and authorize a credit report and the screening reports included in the request. Review the package, authorizations, and exact fee shown by RentSpree before paying. No credit report is ordered by opening this page.

Start with free rental pre-screening to have the household’s preliminary information reviewed before arranging a tour. PCRE’s free step accepts your own screenshots and does not order a credit report or collect a fee.

Already submitted through Zillow? Use the “already applied through Zillow” route and check with Bruce before purchasing another report. Zillow sets its application fee, included reports, reuse period, and participating-property rules; check its current terms before paying.

For government rent assistance, you may choose lawful alternative evidence of ability to pay your share instead of credit history as required by California law. Contact Bruce about that option, an accommodation, or any question about screening before authorizing a report.

Before choosing to buy a report, confirm availability and acceptable verification options with Bruce. Review the provider’s current package, price, authorizations, and refund terms. You do not need to purchase a new RentSpree or Zillow report merely to submit the free PCRE application. Buying a report does not guarantee selection.

Government rent assistance: free alternative to credit history.

Choose the alternative in your PCRE form to provide benefit records, pay records, bank statements or other lawful evidence of ability to pay your share. Reasonable time and another verification method are available. If you have chosen this alternative, use the free PCRE route and contact Bruce about any separate lawful checks before authorizing a credit package.
