Privacy Policy
Updated October 14, 2026 · Paradise Canyon Real Estate
This policy describes personal information handled through this website and the application follow-up it supports. It applies to PCRE’s forms, saved drafts, buyer and seller inquiries, privacy requests, and submissions. External providers have their own policies.
Private protected resident requests
A Private protected request and its attachments are encrypted and visible only to the requesting invited adult and authorized PCRE management. Linked responses inherit the same private audience. Other invited household adults cannot list or download these records. PCRE records the request, documentation method, safe-contact instructions, receipt time and any manager response, lock-change or reimbursement dates. Routine household records remain shared. Use a safe device and contact method when needed; private portal access does not protect an email account or device another person can use. You may provide a protected request through another appropriate method. Ordinary privacy and legally applicable retention provisions continue to apply.
Government-assistance screening review records
PCRE privately records each applicant’s chosen financial-screening route, the verified household share of rent and its source, the manager’s alternative-evidence assessment, time allowed and additional-time arrangements, and any reason for closing the application. These manager review records and their dated history are stored separately from original signed applications. They are available to authorized PCRE management and follow the retention and privacy-request provisions below. They are not shared with other adult applicants. Original provider documents remain stored; selecting alternative evidence excludes credit history from financial assessment and hides credit scores in assessment summaries without rewriting signed records.
Rental inquiries received through other services
When you request rental information or a tour through RentSpree, Zillow, Apartments.com or another source, PCRE’s manager may enter your name, own email address, selected rental, inquiry source, desired move-in date and optional phone number, or extract those details from a pasted inquiry, to prepare an invitation to free PCRE pre-screening. Pasted inquiry text is processed on the manager’s current page and is not uploaded or stored as part of the invitation. Extracted details remain editable for review; incomplete or ambiguous contact and property information requires correction before preparing a preview. The private invitation record stores those details, the previewed message, time and email-provider acceptance status. Authorized PCRE management tools may read an existing invitation and correct its phone number from the renter’s inquiry. PCRE may privately configure a known contact from an earlier inquiry to fill a missing number on its matching older invitation. The saved number fills automatically when the manager reopens the invitation; a contact correction does not send a message or change the reviewed email. After the email is accepted by the provider, the manager can confirm the renter’s own phone number and prepare an inbox or spam-folder text reminder. PCRE stores that phone confirmation and time separately from the reviewed email. The manager copies the number and text into Google Voice and sends it manually. PCRE checks recorded text opt-outs; the manager must record and honor requests received in Google Voice because the website does not read those replies. Adding a phone number or preparing a text does not resend an already-sent invitation email. Saving a preview sends no message and does not create an applicant account or submit an application. The manager reviews and explicitly sends the invitation from a PCRE business address. The email provider processes the recipient address and message to deliver it; replies go to Bruce@paradisecanyonrealestate.com.
Initial invitations do not start automatic reminder schedules. An invitation does not grant private applicant access; use your own email and its secure return link after you begin a form. PCRE checks website email opt-outs before sending and uses a duplicate-send reference for each recipient and rental. The invitation includes an individual unsubscribe link. These private records follow the retention and privacy-choice provisions below and are not used for paid referrals.
Shared tour scheduling and rental self-service
The household contact supplies shared tour options. Each proposed adult records their own availability, a scheduling conflict or a request for another arrangement in their private workspace. PCRE stores those responses with the household connection and update time. The household contact sees shared options available to everyone and aggregate pending / conflict counts. They do not receive another adult’s private application answers, documents or individual review status through these scheduling controls. Invited adults see the shared dates and only their own response. PCRE’s manager can review individual responses to arrange one household tour.
Applicants can check submitted records and saved forms, respond to requests, pause or resume reminders, and withdraw or explicitly reopen their own inquiry online. A private preferences link is scoped to one adult’s inquiry controls; it does not grant access to application answers. Reopening respects email opt-outs and manager decisions and does not cancel or amend signed agreements. Tour changes require a new group confirmation and individually signed waivers for the new date; earlier signed records remain unchanged.
The website may send a shared-option request when a scheduling response is needed, and an individual confirmation after you save a tour response using the progress-page controls. Saving ordinary draft answers does not send an email for every change. Help, paper signing and accommodation requests remain available by text or email; no medical details are required in the tour response.
Tour waivers and lease safety acknowledgments
Tour waivers collect your name, email, selected property, arranged tour date, typed signature, consent, waiver text and version, document fingerprint and submission time. Signed records are encrypted and available to authorized management; you can download your record after signing. PCRE confirms identity separately and uses the individually signed record to check the arranged property and date before entry. For paper signing, the manager may upload the actual signed PDF, its fingerprint and a record of their review. The document remains private to authorized management and the adult signer. Unsigned details save automatically and can be reopened with a secure email link for 30 days after the latest save; signatures and consent are not saved in drafts. Tenancy acknowledgments are part of the private lease packet and signature record shared with its named parties. These records are not used for paid referrals. Retention and access rights follow the provisions below.
Buyer and seller inquiries: notice at collection
The buying and selling forms collect the information you enter directly, to understand your plans, respond using your chosen contact method, and arrange an introduction when you request one. No identification, credit report, financial documents, or payment is requested for these inquiries.
| Information | Purpose | Possible recipients |
|---|---|---|
| Name, email, optional phone, and communication preference | Respond to your inquiry and make a requested introduction | PCRE; participating independent agents or brokers if authorized |
| Preferred communities, budget range, financing stage, timing, home preferences, or property address, characteristics, condition, and selling goals | Understand your plans and give a prospective agent context | PCRE; participating independent agents or brokers if authorized |
| Existing agent status, optional notes, sharing choice, browser privacy preference, notice version, and submission time | Respect your choices, administer inquiries, and keep consent records | PCRE and authorized service providers; relevant inquiry context for an authorized introduction |
Choosing “Request a local agent connection” authorizes PCRE to share your contact information and inquiry details with participating independent real estate agents or brokers. PCRE may receive compensation from those professionals for the introduction. A compensated disclosure of inquiry information may constitute a sale of personal information under applicable California privacy law. The recipient may contact you about the inquiry by your selected method. This choice does not authorize unrelated advertising, automated calls, or marketing texts.
Choosing “PCRE only, for now” permits PCRE to respond while withholding permission for a compensated agent introduction. The website does not automatically assign an agent or send your inquiry to an agent. You can use Your privacy choices to opt out, withdraw an introduction request, or request deletion. PCRE does not use rental, cosigner, tour pre-screening, or property management inquiry records for paid buyer or seller introductions.
Inquiries and privacy requests are encrypted in private storage and available through authenticated manager review. No fixed automatic deletion deadline is implemented for these final records; PCRE retains them only as needed for the inquiry, authorized introductions, consent administration, legal recordkeeping, and disputes. Buyer and seller answers are saved automatically as you enter them, including unfinished inquiries. Unsubmitted inquiries stay with PCRE and are not authorized for agent introductions. Entering an email requests a secure return link.
Public rental listing information
Property details and photographs the manager expressly approves for listing publication are visible to website visitors. The manager must have rights to display those photographs. Applicant answers, identification, financial documents, signatures and other private uploads are not published as listing content. Adding a public listing photograph requires a separate manager-only publication action.
Pre-screening and private applicant workspaces
Each adult submits their own pre-screening information. PCRE stores their name, email, property, intended move-in, adult count, screening choices and redacted supporting documents. No shared household link is required. Returning visitors use a secure link emailed to their own address and a secure, HttpOnly, same-site cookie. Each new email link works once and expires after 30 minutes; the device session lasts up to 30 days. A replacement link can be requested using the same email. An expired private link also offers a replacement sent only to its recorded adult, preserving its intended household invitation. Requesting a replacement does not verify email or submit a form. Typing an email alone does not reveal earlier private records. Opening its emailed link verifies access to that mailbox before connecting prior workspaces under that email. PCRE separately verifies personal identity when required. Financial documents are not shared with other adult applicants.
Manager alerts, when email delivery is configured, contain the submission type and reference rather than private documents. The email delivery provider processes the manager’s address and that alert. For secure return emails, it also processes the visitor’s email and private return link; application answers and uploaded documents are not included in those messages. Applicant responses and files remain in private storage.
Zillow, RentSpree and imported provider documents
PCRE may import documents you submitted for the selected rental through Zillow or RentSpree into your own private applicant workspace. A desktop download may combine the application, credit report and background report in one PDF. Separate income documentation and other attachments remain separate. PCRE keeps the original uploaded files, their document fingerprints, the provider and application date, the import date, and the source of the extracted answers.
Text extraction and image-to-text reading take place on the manager’s device using software and language resources served by this website. This extraction does not send applicant pages to a separate OCR or generative-AI service. A review preview sends the selected documents and extracted answers to PCRE’s authenticated server for validation; previewing does not save a draft. Choosing to save stores the originals, recognized answers and import record in encrypted private storage. Technical hosting requests and access follow the other provisions in this policy.
A limited screening summary may retain a provider’s identity-verification status, report creation and expiration dates, numerical credit score and model, and reported background-search counts. These are provider findings, not answers you supplied or a guarantee of accuracy. A provider identity badge does not replace an identification document or establish PCRE verification. Self-reported income remains unverified until supporting information is reviewed, and another adult’s income is kept separate.
Imported forms are unfinished drafts for you to review, correct and complete. Importing does not reuse your provider signature, grant new verification permission, order another report, decide your application or send an applicant email. Use the same application email to recover your private workspace. Contact Bruce about incorrect imported information or report findings; you retain applicable rights to report copies, disputes, accommodations and individual decision notices. Provider reports are used only for lawful rental review and related administration, are not published or used for marketing, and are shared only with people who need them for that purpose. The retention provisions below apply; report expiration does not itself delete the stored record.
Application and private lease signatures
Full application signatures are stored with the submitted answers, signature statement, signing time, attachment fingerprints, and record fingerprint. Drafts do not store the application signature or electronic consent. Download your signed copy after submitting.
Private lease packets are accessible to the authorized manager and adults using their individual private access links, or an existing authorized account. No applicant or resident account is required. PCRE records signer contact details, the access method, typed signature, consent text and version, document fingerprints, and signing timestamps. Possession of an individual link grants access as its intended recipient; it is not independent identity verification. PCRE must verify recipients before sharing links. The lease and signer contact details and signatures are shared with the owner and other named adult tenants as part of the agreement. Other tenants do not receive your authenticated account identifier. Saved lease details remain unsigned until you choose to sign. Signed records are locked; corrections require a new packet. Signing closes after 30 days, but final records are retained for tenancy administration and legal recordkeeping and remain accessible to authorized parties. No automatic notification email is sent. Contact Bruce for paper copies, access changes, or another signing method.
Verification authorization signatures
The full rental and cosigner applications collect your verification choice, your authorization to verify information and contact sources identified in your PCRE, RentSpree, and Zillow applications for the same rental, and, when you authorize electronically, your typed signature and electronic consent. PCRE stores the exact authorization text, its version, and signing and expiration timestamps with your encrypted application for private manager review. Sources identified in those applications may receive the authorization needed to verify relevant application information. This website does not automatically contact sources or order reports. Drafts retain your verification-method choice but not the signature or consent; saving does not grant permission. Final records remain subject to the retention and privacy rights described here. Contact Bruce to revoke permission for future verification or arrange another method.
Information collected and why
Rental and cosigner forms collect contact details; the selected rental; current and prior housing; income and employment; proposed occupant names and adult/minor roles; vehicle descriptions, plates, registration state, and registration/insurance status; reference and emergency-contact information; any requested tenant name; and information you choose to add. Renter forms also request military service information for deposit protections and voucher and screening-choice information for housing-assistance protections.
Uploads may contain a signed application, identification, income verification, and other requested supporting records. Owner inquiries collect ownership and representative authority, property address and characteristics, occupancy, repair needs, condition and systems, tenancies, restrictions, utilities, vendors, and management goals.
We use this information to review and respond to your inquiry, arrange lawful application verification and screening where authorized, evaluate possible management services, provide accommodations, maintain transaction records, and meet legal obligations. Your required submission acknowledgment, parking and yard-rule acknowledgments when applicable, and website terms acceptance are recorded. Household roles identify who may need separate adult application paperwork; they do not establish child-specific restrictions. Do not place Social Security numbers, full bank details, passwords, access codes, or medical records in text boxes. Submit only necessary, requested documents; redact unrelated sensitive information.
Rental submission confirmations and next-step reminders
Rental submissions and updates generate a separate receipt email with the submission reference, property, receipt time and next available step. Receipt delivery is attempted separately from household review and follow-up processing; those processing errors do not erase the submitted record. For an active rental inquiry, the website records each adult’s own progress and may email an individual next-step invitation. Scheduled reminder emails are currently paused. Initial invitations, secure return links, submission receipts and manager-requested messages may still be sent, subject to your preferences. Another adult’s update does not restart the recipient’s reminder timeline. Completed steps, paused or withdrawn inquiries, closed applications, inactive properties and email opt-outs stop the relevant reminders. The email provider processes the recipient’s name, email, property, individual status and links; private application answers and uploaded documents are not attached.
Each adult can use the preferences link in their email to pause reminders or withdraw their own rental inquiry without contacting management. Withdrawal does not withdraw another adult, delete submitted records or cancel a signed rental agreement. A preferences link changes communication/inquiry status only and cannot open private documents. A reply to an email is not automatically processed as a website status change; use the link for an immediate update. Secure access links still require the recipient’s own email. Routine reminders do not request additional income documentation.
Missing-item checks and review responses
The website compares the current submission with required answers, signatures, selected verification alternatives and the document types recorded in your own private workspace for the same property. It also stores your selected income-documentation method. A request for another method is shown to the manager for arrangement and review; it is not recorded as verified income. The final pre-screening checklist uses recorded answers, document presence, household connection, tour response and current acknowledgments; it does not decide eligibility or document accuracy. Manager-labeled contents of imported provider documents can satisfy document-presence checks. Unclassified uploads are held for review rather than assumed missing or verified. The website may email a checklist of confirmed omissions or a manager-written clarification request. Scheduled reminder emails are currently paused. Initial invitations, secure return links, submission receipts and manager-requested messages may still be sent, subject to your preferences. Responding through the request in your private workspace stops that request’s reminders and flags the response for manager review. Upload receipt does not establish document accuracy, eligibility or approval. Only the manager marks substantive review complete; you receive a review-status email. Your private manager notes are not shared with other applicants.
Email preferences and unsubscribe
Customer emails sent by this website include an unsubscribe link. No sign-in or fee is required. Unsubscribing stops future automated customer follow-ups, reminders and invitations, including queued messages that have not been sent. Secure sign-in links you specifically request remain available. Unsubscribing does not withdraw an application or delete records. This setting does not control personal emails from Bruce or messages from Zillow, RentSpree or other providers; contact the sender to stop those messages.
We retain a protected record of your email preference to honor it. A link identifies only the email preference and does not grant access to application records. Resend processes recipient addresses and email content to deliver these messages.
Draft saving, storage, and access
Adding another upload preserves files already saved in that category. You can explicitly remove an individual saved file from an unfinished form; this does not alter an earlier signed submission. Rental, pre-screening, cosigner, owner, buyer, seller, and requested-document forms automatically transmit and privately save the answers and selected documents you enter, even before final submission. PCRE can review unfinished forms. The form displays whether progress has been saved; a connection failure may delay saving. A temporary copy on this device helps recover recent edits and selected files. Automatic saving does not submit a form, sign a document, accept final terms, or authorize a paid report. Public PDF templates are not distributed through the website; documents you upload remain part of your private draft or submission. An incomplete draft does not require acceptance of the final-submission acknowledgments.
Drafts and final submissions are encrypted in private cloud object storage. Final application access is limited to the configured manager and the submitting adult’s connected private workspace. This is not a guarantee that electronic systems are risk-free. A private draft link acts as an access credential: anyone with it can reopen the draft, its answers, and its saved upload information. After you enter a valid email, the website requests a secure return email. The return-link status is shown separately from final submission. Keep private links confidential. Old manual draft links remain valid until their existing expiry.
Sharing and disclosures
PCRE may share information as reasonably necessary with the relevant property owner; authorized persons assisting with review or administration; screening providers when properly authorized; employers, landlords, references, or housing agencies for authorized verification; and legal or professional advisers. Only information relevant to the purpose should be disclosed. Website hosting and storage providers process technical requests and stored records to operate the service. A person you name as a reference may receive a verification request; do not include unrelated private information about others.
Information may also be disclosed when required by law, valid legal process, or to protect legal rights, security, or investigate misuse. Applicant and owner records are not published in public listings. Rental, cosigner, tour pre-screening, and property management submission records are not offered for sale. Buyer and seller introductions may involve compensated disclosure only as described above and in accordance with recorded privacy choices. PCRE does not use submissions for targeted advertising. Contact Bruce about a specific disclosure concern before submitting optional information.
Saved pre-screening checkbox selections
PCRE stores checkbox acknowledgments you explicitly select in your own unfinished pre-screening, together with the email, notice version, rental-terms revision and document references used for restoration. Email verification can restore those selections for that same saved form when still applicable. Selections do not carry to another adult, a different application or a separate signature. New or changed material may require the relevant acknowledgment again. Saving these selections does not submit the pre-screening or sign an application.
Ending private access on a device
Use “End private access” or “Use a different email” before leaving a shared browser. This removes remembered form and document links and local saved-form checkpoints, and ends the current applicant session. When another adult is signed in, opening an adult’s secure email link asks you to deliberately end that access before verifying the intended adult. Successful verification names the verified email and clears remembered device form copies. Other open rental form tabs check the current access and hide their earlier adult’s form when access changes. An open receipt refreshes its own verification status when that same adult confirms in another tab. Email delivery alone is not email verification. Emailed progress and form links include the intended email address in the link fragment to select the correct sign-in prompt. After access opens, the destination address includes that email to keep the page scoped to the intended adult. The address alone grants no private access. It does not delete submitted records, withdraw an application or revoke someone else’s separate access. Opening a deleted or expired pre-screening draft link starts a new form without restoring its old browser checkpoint. Your email-only contact choice is retained through your full application and electronic lease; no phone number is required when that choice is selected.
Retention and expiration
A draft link expires 30 days after its most recent successful save. Expired drafts cannot be reopened; an expired stored draft is deleted when access is attempted. There is currently no scheduled process guaranteeing that every unvisited expired draft is deleted on day 30. After a successful final submission, the associated draft is removed when the storage operation succeeds.
Final submissions do not have an automatic deletion deadline in this website. PCRE retains received records as needed for application review, legitimate transaction administration, legal recordkeeping, and disputes. Brokerage transaction records must be kept for at least three years under Business and Professions Code §10148, measured from closing or from the listing date if the transaction is not completed. Longer requirements and pending disputes may also apply. A request to remove a website copy does not require destruction of records that must lawfully be retained. An access-link expiry is not a promise of complete deletion from all provider systems. Contact Bruce to request deletion or ask about a particular record; lawful retention requirements and pending disputes may limit deletion.
External providers, fonts, and listing displays
The website uses OpenAI Sites hosting infrastructure with Cloudflare-backed storage and delivery. Those services may process request information such as IP address, browser details, timestamps, and security logs. The application's abuse limits use a salted digest of the request address for a short-lived limit rather than storing raw IP addresses with application answers. Administrative sign-in uses the hosting platform's authentication service.
Google Fonts supplies website typefaces, which can create requests containing technical browser and network information. The embedded CRMLS listing frame is loaded only when you choose “View listings here.” It sends requests to the Apex IDX listing display used for CRMLS listings and may load cookies or other third-party resources. RentSpree opens through property-specific external links. Information entered there is governed by that provider's policies; it is not automatically imported into PCRE's online form.
The manager can connect an approved CRMLS Broker Own feed through REcore/PropCast. Feed credentials and inspection samples are stored encrypted on the server and are available only to the manager. Raw feed rows and API tokens are not included in public listing responses. When an approved MLS feed is enabled, property cards can display current public listing information and photographs hosted by CRMLS, REcore/PropCast, Trestle/Cotality, or the MLS's media provider. Loading a listing photograph sends technical request information, such as your IP address and browser details, to its image host. Opening the full photograph or MLS listing also takes you to that provider's website.
Provider information: OpenAI · Cloudflare · Google · RentSpree · CRMLS · REcore · Cotality. Review each provider's current policy before supplying information to it.
Cookies, browser signals, and tracking
PCRE’s application code does not install advertising pixels or cross-site behavioral analytics. Temporary answers and selected documents are stored on your device to help recover unfinished work, as described above. Use End private access on a shared device to clear these temporary form copies. Hosting or authentication services may use operational cookies. External fonts, listings, or other linked services may collect information under their own policies, including through cookies or recognition across their services. Browser settings and extensions can change what they collect.
The application code does not respond differently to a browser’s Do Not Track signal; it does not itself perform cross-site advertising tracking. For buyer and seller inquiries, the website recognizes Global Privacy Control through the browser signal or Sec-GPC request header and records the inquiry as PCRE only, blocking future referral exports for the email submitted with that inquiry. It also records an opt-out or withdrawal request submitted through the privacy form and prevents the manager’s referral export for the related email address. An active browser signal does not identify a prior inquiry submitted under another email or browser; use the privacy request form for those records. No cross-context behavioral advertising mechanism is implemented by PCRE’s application code. This statement does not override a provider’s privacy policy or any opt-out obligation that applies by law. You can avoid the embedded listing display and use an alternative application method by contacting Bruce.
Your choices, correction, and privacy requests
Complete only optional fields you wish to provide. Required fields are identified in the form; missing required information may prevent final submission, subject to any required accommodation. Before submission, edit answers by using Back or the section selector. Reopen saved progress with your secure email link and edit your answers; the form saves corrections automatically. Use End private access on a shared device when finished; it clears temporary form copies on that device. For submitted information, use your private workspace to update your pre-screening or respond to a request. For other corrections, access, deletion or disclosure questions, email Bruce with the relevant confirmation number.
PCRE may request proportionate identity verification before releasing or modifying private records; do not email a Social Security number or a private resume token for verification. Requests are handled under applicable law, including any California privacy rights that apply to the business and the request. Legal duties may require retention of some records or limit disclosure of other people’s information. These notices do not claim a statutory exemption or restrict rights you otherwise have.
Children, contact, and policy changes
This website is intended for adult applicants, buyers, sellers, and property owners, rather than children submitting independently. Adults may provide necessary household information about children in a housing application. We do not seek unrelated children’s personal information. Contact Bruce if a child has independently submitted information.
For privacy questions, contact Cory Bruce Langberg, broker and property manager, at Bruce@paradisecanyonrealestate.com. Revisions will carry an updated effective date. If a material change affects the intended use or sharing of information already received, PCRE will provide appropriate notice using available contact details and obtain consent when legally required; merely changing a posted date is not a substitute for any required notice.
Private resident records
Invited adults can access their household’s shared bills, payment records, documents, repair reports, condition photos, move-out planning and responses. PCRE’s manager can access and administer those records. Individual private links grant access to one invited adult’s household records. They expire after 30 days and can be replaced or revoked by PCRE. Keep your link private: anyone holding it may act as its intended recipient. Records and attachments are encrypted in storage; each request is checked for authorized household access. Link secrets are stored temporarily in browser-tab storage and only a hash is retained for server validation. Use End private access on this device when finished on a shared device. Walkthrough drafts, including saved photos, are private to the individual drafter’s access until submitted. Completed walkthroughs and each adult’s separate review signature are shared with the invited household and manager. Signing records the signer’s name, contact email, access method, time, consent text and the exact inspection content. Draft saving does not save signature consent. Each submission records its time and author. Corrections are added alongside earlier records to preserve the history. Manager property answers are saved independently of preparing disclosure PDFs. Protected settings backups retain earlier answers; a document-preparation failure does not undo a successful answer save.
Do not submit passwords, Social Security numbers, tax forms, unrelated financial information or private medical details to the shared household area. Contact Bruce privately for sensitive matters. These records are retained for tenancy administration and applicable recordkeeping or legal needs; contact PCRE about access or correction. The portal does not automatically send messages, collect payments, serve legal notices, or amend agreements.
Personal text follow-up and opt-out requests
Bruce prefers text or email. PCRE may prepare a personal text about an application and the manager may send it through Google Voice. The website does not send texts automatically or read Google Voice replies. Reply STOP or otherwise ask Bruce to stop texts, or email Bruce@paradisecanyonrealestate.com. Bruce must record and honor requests received in Google Voice. A recorded request suppresses the website’s text-copy controls for the associated email and phone number; it cannot prevent a person from typing a message directly in Google Voice.
PCRE retains an encrypted record of the text preference and the time it was recorded, with protected matching identifiers for the email and phone number. Stopping texts does not withdraw your application or change email preferences. Email unsubscribe links control the automated customer emails described above. Request changes or corrections by email.
Device recovery and repeat submissions
Forms can keep a temporary copy of your unsigned answers and selected documents on this device, including when the first online save fails. A newer matching copy may be restored for up to 30 days. An unconnected form can restore its own device copy using the email already entered there; this does not open any existing private account or another adult’s records. Signatures and required consent checkboxes must be completed again. A deleted or expired server draft is not restored from its old device copy. End private access on a shared device to clear local form progress.
To prevent repeat submissions and duplicate confirmations, PCRE retains a protected submission identifier and an encrypted receipt for up to 24 hours. Retrying the same submission returns the original confirmation. Saving progress remains separate from submission or signing.
Your individual pre-screening and household connection
The household contact supplies the proposed adult list once. An invited adult completes only their own contact details, answers, uploads and acknowledgments. The selected rental and relevant tour options may be shown, but another adult’s roster details, contact information, financial answers, documents and individual review status are not shared through the invited adult’s pre-screening workspace. PCRE’s manager reviews the separate records together.
Choose whether you are starting the household or joining one. To recover an existing invitation, use your own email and open the secure link delivered to that address. You can complete and submit pre-screening before confirming your email. Your receipt screen offers an email confirmation code so you can stay on your Path. One receipt email includes the confirmation code when your email is unverified. After the household contact submits, initial invitations start automatically for the other listed adults in that household, subject to their progress and email preferences. These invitations do not wait for the contact’s email confirmation or manager review. The receipt screen and manager dashboard can separately show provider acceptance, delivery outcomes such as delivery, bounce or suppression, and verification status and request a fresh verification message without creating another submission. A secure link also confirms email and finalizes the same received record; no duplicate submission is required. Typing an email alone does not open existing private records. Opening your secure email link verifies that email and can restore your own forms saved before or after the link was requested. Different email addresses and other adults’ records remain separate. PCRE’s manager can review matching saved progress for the same email and rental even while the applicant’s invitation connection is pending; saving is not submission. If more than one established household connection exists for the same rental, PCRE reviews the connection before proceeding. Your own saved answers and uploads remain separate from other adults’ records. A private form reference links early saves to that same form’s final receipt, so they stop appearing as pending without matching people by name. Older saves lacking an email or reliable reference appear with unknown submission status for manager review and can be deleted by PCRE management, including their saved answers and uploads. Deleting a selected save removes it from active website storage, its manager list and private draft access; it does not delete separate submissions or other adults’ records.
Each adult supplies their own phone number, or selects the email-only / alternative-contact option when they have no phone or need another method. No medical details are requested for that choice. Providing a phone number does not authorize automated marketing texts or calls. Routine follow-up uses text or email as described below.
Invitations to other adults in a pre-screening
A saved pre-screening may list other proposed adult occupants and their email addresses. PCRE’s manager can review those names and addresses and choose to send an individual invitation before or after the household contact submits. The invitation identifies the household contact and rental, identifies whether the form was submitted, and provides the recipient’s own private access link. It does not include the household contact’s answers or documents. Saving the roster does not send these invitations automatically.
For a manual text notification, the manager confirms the individual adult’s phone number. PCRE saves that number and confirmation time separately from the original form, and checks recorded text opt-outs. From an adult’s own saved form, the manager can find a household contact who listed that exact email for the same rental and prepare the invitation. If an older saved form lacks private account access, sending the invitation connects that form to individual email-based access without copying another adult’s documents. PCRE records invitation status to prevent duplicate invitations and honors automated-email unsubscribe preferences. Each adult must complete their own form; an invitation or someone else’s uploaded document does not count as that adult’s submission, signature or approval. If listed by mistake, disregard the invitation or email or text Bruce.
Your privacy choices
Request that PCRE not sell or share your buyer or seller inquiry, withdraw an agent introduction request, or request deletion. No account, fee, agreement acceptance, or identity documents are required to submit an opt-out. Use the email address associated with the inquiry.
Or email Bruce@paradisecanyonrealestate.com or text 530-413-8050. An opt-out applies to future compensated disclosures. Deletion may be limited by lawful recordkeeping obligations.
