Terms of Service
Updated October 14, 2026 · Paradise Canyon Real Estate
These terms govern this website operated by Paradise Canyon Real Estate, a property management company (“PCRE”), through Cory Bruce Langberg, California real estate broker, DRE #01509006. Read them with our Privacy Policy and Legal & housing notices.
Invitations following an external rental inquiry
If you requested information or a tour through another listing service, PCRE may send a business-address invitation to its free pre-screening form. The manager may paste the inquiry to fill invitation details and prepare the email preview. Extracted details can contain errors and must be reviewed and corrected. Pasting or preparing a preview sends no message; the manager reviews and explicitly sends it. An invitation does not submit an application, grant access to private answers, approve a rental or book a tour. Use your own email for your form and secure return link. PCRE starts no automatic reminders for the initial invitation alone. Website email opt-outs apply; provider acceptance reports an attempted delivery and does not guarantee inbox receipt. After provider acceptance, the manager may confirm your own phone number and prepare a personal text asking you to check your inbox and spam or junk folder. Texts are sent manually through Google Voice. The website does not send texts or read Google Voice replies automatically; the manager records and honors requests to stop texts. Adding or confirming a phone number does not resend the email invitation.
One household tour and self-service inquiry controls
The proposed adults attend one household tour together, subject to another arrangement or a required accommodation. The household contact supplies shared options; each adult confirms their own availability or reports a conflict. Only a shared option available to every proposed adult can be confirmed through the ordinary household-tour workflow, after the required review. Saving an option or availability response does not book a separate visit, submit an application or create a signature. A requested change does not replace the existing confirmed date; wait for a new confirmation and sign a fresh waiver for the new date.
Use My PCRE Application to check your own status and records, continue forms, respond to requests, manage tour availability, or open your own inquiry controls. Pausing, withdrawing or explicitly reopening affects only your inquiry. Existing manager decisions, email opt-outs and signed agreements remain in effect. Text or email Bruce for help, paper signing or an accommodation.
Safety acknowledgments and signatures
The property tour document is a limited liability waiver with a tour-only release of ordinary negligence, only to the extent California law permits. Read its release and express exclusions before signing. It does not release gross negligence, fraud, willful misconduct, violations of law or other nonwaivable duties and rights. Each adult signs for themselves for the arranged property and date before entry. A new tour date requires a new signature. New electronic signatures cannot be backdated for a past visit. The manager checks the individual records and visitor identities before admitting visitors. Signing does not create a tenancy or certify that the property is safe or all hazards were disclosed. Enforceability depends on applicable law and the circumstances; a signature does not guarantee that a release is enforceable.
Every adult tenant signs a fresh Property Safety and Responsibilities Acknowledgment within the private lease packet. That acknowledgment does not waive landlord liability, habitability duties or protected tenant rights, including California Civil Code section 1953. A tour signature is not reused. Exact signed text and versions remain with their signature records; later website changes do not alter them. Saving a draft is not signing. Paper and accessible methods remain available through Bruce. The manager may retain the actual individually signed paper tour document after reviewing its signer, property, date and text.
Free pre-screening before a tour
Before arranging a tour, PCRE reviews basic information and supporting documents from each adult who intends to live in the rental. This preliminary step is free and does not order a credit report, collect payment, schedule a tour, reserve a property or guarantee rental approval. PCRE follows up after reviewing the household’s submissions. Published credit preferences and any permitted flexibility, lawful housing-assistance alternatives, cosigner options and required accommodations remain applicable. The full PCRE rental application is available after you submit your free pre-screening; your earlier answers carry forward. Any third-party verification requires its applicable authorization.
Listing information may come from an approved MLS feed, recently confirmed manager settings, or a dated check of PCRE’s public property listing. When enabled, available feed fields take precedence over saved values. The website refreshes feed data when rental pages or forms are opened and can reuse a successful feed response for up to 15 minutes. Fields the feed does not supply continue to use the applicable saved values. Conditional deposit wording from a mapped public feed field is displayed as listing information; a stated reduction is not automatically granted. Dated fallback rent and deposit amounts expire after 30 days; its listed availability expires after seven days. Rent and requirements shown in the quick form carry a last-verified date. Confirm current material terms before signing or paying. For later rent payments, a personal check is preferred; a money order or cashier’s check is also accepted; the security deposit requires a separate check or money order. No payment is collected in this form.
Website use and acceptance
You may browse listings and information without submitting an application. When submitting a rental, cosigner, owner, buyer, or seller inquiry, the website asks you to accept these terms. Submit only information you are authorized to provide, answer accurately to the best of your knowledge, and tell PCRE about material corrections. Adult applications must be completed by an adult applicant or an authorized person acting for that applicant. Do not impersonate another person, upload malicious files, attempt unauthorized access, misuse another person’s draft link, or disrupt the website.
Applications do not create a tenancy or guarantee approval
A rental inquiry, online application, uploaded PDF, saved draft, confirmation number, or screening request does not approve you, hold or reserve a property, set application priority, or create a rental agreement. Availability and lawful screening must be reviewed. A tenancy requires the applicable rental agreement and completion of its lawful conditions. Each adult applicant completes and signs their own application. The full PCRE application and its verification authorization can be signed online. Draft saving does not create a signature. Additional documents may be requested for a lawful purpose; the lease is reviewed and signed separately.
A cosigner submission requests review only. Any enforceable guarantee depends on the separate signed guaranty, its terms, and applicable law. These website terms do not themselves make you a guarantor.
Imported applications and report review
PCRE can use available Zillow or RentSpree documents to pre-fill your free pre-screening, full application, or both. Review the recognized answers, complete missing information and sign your own required paperwork. A manager’s import is an unfinished draft, not your submitted or signed PCRE application. An imported provider signature or identity badge does not grant a new authorization. Automatic reading can miss information or make mistakes; contact Bruce for a correction or accessible completion method.
A combined PDF can contain both application answers and screening reports. Report findings remain separate from your answers, with the original file available for authorized review. Importing does not approve or deny an application, impose a cosigner, order a report or require a new purchase. Confirm acceptable existing reports with Bruce before paying again. Report dates and expiration labels are provider information, not a guarantee of current accuracy or an automatic PCRE purchasing requirement. Required housing-assistance alternatives, accommodations, consumer-report copies and individual decision notices remain applicable.
Electronic application and lease signatures
Full application signing records the submitted answers, typed signature, consent text, time, and document fingerprints. A private lease packet requires authenticated access for each named adult. Its PDF is fixed after issue; signatures are associated with that exact document and stored in a separate downloadable signature record. Keep the PDF and signature record together. Each adult signs for themselves, and the manager countersigns as the owner’s authorized representative. The website’s completed status reports signatures; the agreement and applicable law govern legal effect. New terms require a new packet and signatures. Contact Bruce for a paper or accessible signing method, copies, corrections, or withdrawal of electronic-delivery consent. Electronic signing does not consent to electronic service of notices requiring another method.
Fair housing and accessible applications
PCRE follows applicable federal and California fair housing laws in advertising, tours, application review, and management. All lawful income sources, including Section 8 vouchers, are welcome. Published rental criteria remain subject to required accommodations, government-subsidy screening alternatives, and other legal protections. Read our Equal Housing Opportunity statement and screening notice.
Contact Bruce for help using a form, an accessible format, additional time, or a reasonable accommodation or modification. A request may be made by an authorized representative and does not require a particular form, written request, or specific phrase. Submitting an application or accepting these terms does not waive housing or accessibility rights.
Occupancy, parking, and outdoor storage
Families with children are welcome. Read the occupancy, vehicle, yard-storage, and fire-safety rules before applying. Reasonable accommodation requests are considered as required by law. These website notices do not amend an existing lease, waive legal rights, or authorize enforcement without applicable lawful procedures.
Buyer and seller plans and local introductions
The buying and selling forms request a conversation about your plans. There is no inquiry fee or obligation to hire a professional, buy, list, or sell a home. Submitting a plan does not create an agency, buyer representation, listing, referral contract with you, or other representation agreement. Any professional services, compensation, agency relationship, and required disclosures are addressed separately in the applicable written agreements.
You choose whether PCRE may make a local agent introduction. If you choose it, PCRE may disclose your contact details and inquiry to participating independent agents or brokers and may receive compensation from them. PCRE only inquiries are not authorized for those introductions. Selection is not a promise of the best agent, a complete comparison of available agents, or an unbiased ranking. PCRE reviews inquiries before any introduction; there is no automatic agent assignment or forwarding.
The forms do not produce an appraisal, automated home value, offer, mortgage approval, guaranteed sale price, or verified property assessment. Your budget and financing choices describe your plans and do not establish purchasing eligibility. Existing representation agreements should be identified and respected. A seller must have authority to inquire about the property. Do not submit someone else’s contact details for unsolicited marketing.
The recorded contact request covers inquiry-related communications using your chosen method. It does not consent to unrelated marketing, automated calls, or marketing texts. You may withdraw permission or request an opt-out through Your privacy choices. An opt-out limits future disclosures; it cannot recall information already received by a professional, whose own privacy duties also apply.
Owner inquiries and separate agreements
An owner questionnaire is an inquiry about possible services. It does not create an agency or property management agreement, authorize advertising or entry, permit spending or repairs, authorize collection of rent, or guarantee that PCRE will accept management. Services, compensation, authority, and responsibilities require a separate agreement and any applicable disclosures. Submitting an inquiry does not authorize PCRE to bind an owner or a tenant. Identify unknown conditions honestly; an inquiry is not an inspection, code clearance, appraisal, or insurance determination.
Individual household access and contact choices
You may complete and save the sections of an individual pre-screening while your household connection is pending. Section 8 submits your completed pre-screening first. The receipt screen offers email confirmation without leaving the Path. A received household contact’s pre-screening establishes the proposed roster and starts each listed adult’s initial invitation without waiting for the contact’s email confirmation or manager review. Each adult verifies their own email before accessing existing records; other adults’ private answers and documents remain separate. Tour availability can be completed separately after submission without submitting the form again. Checkbox acknowledgments explicitly selected in your own saved pre-screening carry forward after email verification when the corresponding notices and rental terms remain current. Changed answers or uploads may require the relevant acknowledgment again. The final review lists missing items. An adult with income may request another verification method while retaining their actual income answer. Bruce must arrange and review that method; requesting it does not verify income or approve the rental. Open your own secure link using the email in the household invitation; the link restores your own available saved forms for that email, including progress saved after the link was requested. A different email needs an invitation correction; the website does not automatically combine different people’s accounts. A cosigner can start a separate application using their own email and the tenant’s name. Email-only contact is available in pre-screening, the full application and electronic lease signing.
Drafts, private links, and confirmed receipt
Progress saves automatically as you enter answers and select documents, including unfinished forms. Enter your email to receive a secure return link, or recover access with that email if a link is lost. New email links work once and expire after 30 minutes; saved progress remains available for 30 days after the latest successful save. Keep links private and end private access on a shared device. When another adult is signed in, opening a secure link requires a deliberate switch before verifying the intended email and clearing remembered device form copies. Successful confirmation says which email is verified. Other open rental form tabs check current access and hide earlier forms when access changes. An open receipt can refresh after the same adult verifies in another tab. An expired link offers a replacement sent only to its recorded adult and preserves its intended household invitation; requesting it does not verify an email or submit a form. Links from customer emails identify the intended email and require that person’s own access before showing records. Automatic saving does not submit the form or create a signature. A matching unsigned device copy can help recover answers after a failed save, including the first save; recovery depends on this device retaining the copy. Review restored answers. Pre-screening checkbox selections may be retained as described above; separate application signatures, screening authorizations and lease consents must still be completed for their own signing action. Repeat requests for the same submission attempt return the original confirmation for up to 24 hours rather than create a second record. Changed answers require a new attempt; contact Bruce if you are unsure whether an earlier attempt was received. Check the save status before leaving, especially if your connection fails. PCRE management can permanently delete a selected saved form and its stored answers and uploads, including early saves without contact information or a known submission status. Separate submissions and other adults’ records remain separate. A deleted or unavailable draft stops automatic retry attempts. You may deliberately start a new form using current typed answers and newly selected uploads; deleted stored documents are not restored. Expiry does not mean immediate deletion from every storage or backup system.
Automatic missing-item checks identify recorded omissions, not document accuracy or eligibility. Review requests can be answered in the applicant workspace; responses stop the associated reminders and await manager review. A review-complete message is separate from a rental decision. Final receipt is shown by a confirmation number after the website successfully stores your submission. When email delivery is connected, the website sends secure return links and relevant application messages and alerts PCRE to submissions. Provider acceptance does not guarantee inbox delivery. The receipt screen can show the provider’s later delivery, bounce or suppression outcome. A blocked email does not delete a received form. Check the form’s separate email status and your spam or junk folder. Keep your confirmation number and contact Bruce for follow-up. If the website reports an error or shows no confirmation, do not assume your application was received. If an interrupted submission may have succeeded, contact Bruce before submitting a duplicate.
Government rent assistance and alternative financial evidence
If you receive a government rent subsidy, you may choose lawful, verifiable evidence of ability to pay your share of rent instead of credit history. PCRE allows reasonable time and records the alternative-evidence review before a financial screening decision or rental-agreement preparation. A reminder pause does not reject an application. Ask Bruce by text or email for more time, another verification method or an accommodation. Credit information in retained documents must not be used for the financial decision when you select the alternative. Any separately needed lawful identity or background checks must exclude credit history on that route. These review records do not approve an application or waive your rights.
Fees, screening, and third-party services
This website does not collect application fees, deposits, rent, or management charges. RentSpree and Zillow charge for their separate screening services. Confirm availability and screening instructions with Bruce before paying, and review the exact provider package, authorizations, fee, privacy practices, and terms. A RentSpree or Zillow report purchase is optional; no new purchase is needed merely to submit the free PCRE application. Independently purchased reports follow the provider’s refund terms. Any fee PCRE requires for a specific rental remains subject to applicable statutory cost limits, receipts, report-copy and refund duties, including when paid to a provider at PCRE’s direction. Read the PCRE screening fee policy before paying. Provider terms do not waive PCRE’s applicable obligations. Credit-report copies and individual written decision notices remain required where applicable. Website acceptance does not replace a separate screening authorization or statutory notice.
Listings, application paperwork, and external links
Listings, photographs, dimensions, prices, availability, and dates can change or contain errors. Confirm material property details with PCRE and the current listing before relying on them. The signed transaction documents and applicable law govern the transaction. Use the website’s online pre-screening, application, and owner inquiry forms. PCRE supplies any required signed rental or cosigner paperwork separately; request the correct documents for your selected property and application type from Bruce. Read each document’s disclosures and authorizations before signing. The online owner questionnaire does not require a downloadable template.
CRMLS, RentSpree, and other linked services operate separately and may be unavailable. A link does not guarantee their content, availability, security, or performance. PCRE retains its own obligations under law. Third-party terms govern your use of their services.
Website content and permitted use
You may view the website, complete its online forms, and use paperwork supplied directly by PCRE for a legitimate inquiry or application. Do not copy website branding or republish materials commercially without permission from the applicable rights holder. MLS data, provider materials, and other third-party content may have separate restrictions. You retain your rights in your submitted materials and authorize their use only for the review, administration, and lawful purposes described in the Privacy Policy. No public publication license is requested for applicant documents.
Website availability and limits of responsibility
The website is provided on an available basis. PCRE does not promise uninterrupted operation, error-free electronic transmission, continuous third-party availability, or preservation of unsaved drafts. To the extent permitted by law, PCRE disclaims implied warranties about the website itself and responsibility for indirect losses arising solely from website outages or third-party technical failures.
These provisions do not waive or limit liability or duties that cannot legally be waived, including duties concerning fair housing, habitability, privacy, consumer protection, fraud, willful misconduct, or any other protected right. They do not change a lease, a guaranty, an agency relationship, or a signed management agreement.
Communications, changes, and governing law
Submitting contact information requests communications about the inquiry or application. It is not consent to unrelated advertising, marketing calls, or marketing texts. Contact Bruce to request a communication format or accommodation.
California law and applicable federal law govern these website terms, without restricting any mandatory consumer protection or lawful forum. No mandatory arbitration or class-action waiver is imposed by these terms. If a provision is unenforceable, the remaining provisions apply to the extent lawful. Changes will be posted with an updated effective date and apply prospectively; they do not retroactively change a signed transaction agreement. Material changes in personal-information uses will be addressed as described in the Privacy Policy.
Text and email communication
Please text or email Bruce for routine assistance. Application follow-up texts are sent personally through Google Voice. Reply STOP or otherwise request no further texts, or email Bruce@paradisecanyonrealestate.com. These requests are handled by Bruce; the website does not automatically receive or process Google Voice replies. Text opt-out does not withdraw an application. Email preferences are managed separately through the email unsubscribe link. This communication preference does not change required methods for legal notices or limit accessible ways to request an accommodation.
Other adults listed in a saved form
The household contact provides accurate names and separate email addresses for proposed adult applicants once. Invited adults use their own secure email access and complete only their own information; they do not re-enter the household roster. Each adult supplies their own phone number or selects the email-only / alternative-contact option. Before a pre-screening is submitted, the manager may review this information and send each listed adult an individual invitation. Saving alone does not send these invitations. After the household contact submits, initial individual pre-screening invitations start automatically according to each adult’s progress and email preferences. They do not wait for the contact’s email confirmation or manager review. Later next-step messages and manager-requested follow-ups follow each adult’s own progress and preferences. Scheduled reminder emails are currently paused. Initial invitations, secure return links, submission receipts and manager-requested messages may still be sent, subject to your preferences. Completion, unsubscribe, pause or withdrawal stops relevant reminders. Each adult can pause or withdraw their own inquiry through the link in their email. Each adult completes and submits their own pre-screening. Inviting someone does not confirm eligibility, approve a household or schedule a tour.
