A guide for people looking for a rental in Magalia or Paradise
How Free Rental Pre-Screening Works
Before arranging a rental tour, Paradise Canyon Real Estate reviews basic information from the adults who plan to live in the home. The online pre-screening step is free. It does not collect payment or order a credit report, and you can complete it on your phone or computer.
1. Review the current home and rental terms
Start with the current listing so you can check the home’s features, posted rent, and availability. In the pre-screening form, choose the rental from the address dropdown. Current connected MLS terms are shown when available; otherwise follow the current CRMLS listing for rent, deposit, and requirements.
Connected MLS amounts show when they were checked. Confirm material terms with Bruce before signing or paying. For later rent payments, a personal check is preferred; a money order or cashier’s check is also accepted; the deposit uses a separate check or money order. No payment is collected in this pre-screening form.
2. Have each adult complete their own form
Every adult age 18 or older who intends to live in the rental submits their own information. Enter your own name, email and phone number, or select the email-only / alternative-contact option. The household contact supplies the intended move-in date and number of adults. Describe your own income; household income is considered together, so each adult does not need to earn the entire household requirement.
The person starting the household enters each proposed adult’s first name, last name and separate email once. If you are joining that household, select the joining option and open your own secure email link. Your saved answers return and the household connection is recorded internally. Complete only your own information; other adults’ contact details, financial answers, documents and individual review status remain private. Keep your private return link confidential.
3. Prepare the information that applies to you
Follow the identification, income, and credit or alternative-evidence sections. The form includes options for arranging another identity-verification method, reporting no personal income, reporting no available credit score, and providing alternative evidence when using government rent assistance. Choose the options that match your situation.
- Identification: use an appropriate redacted document or choose to arrange another method with Bruce.
- Income: prepare recent pay records, benefit or pension statements, or appropriate self-employment records where applicable.
- Credit or alternative evidence: follow the selected form option. A preliminary screenshot is subject to verification.
4. Remove private details before uploading
Keep only the information needed for the selected section. For identification, keep your name and photograph visible while permanently hiding the document number, birth date, home address, and barcode. For income documents, keep the name, source, dates, and income amounts visible.
Remove Social Security, bank account, routing, and card numbers, passwords, and unrelated transactions. Check the finished image before selecting it in the form; the website does not automatically redact a document for you.
- Use a clear screenshot or photograph with readable text.
- Review the upload previews and remove unneeded or incorrect files.
- Ask Bruce for an accessible format or another way to provide information if needed.
5. Save a draft if you need to stop
Your answers and selected documents save automatically. Enter your email to receive a secure return link. A lost or expired link can be replaced using the same email. Progress saving does not send your tour request; use the final submit button when finished. Keep your return link private.
Return through that private link to continue. Access expires 30 days after the latest successful save, and unsaved edits may be lost. When you return, review the current rental terms before finishing.
6. Review, submit, and keep your confirmation
The household contact supplies shared tour options. Other adults confirm their own availability or record a conflict instead of choosing a separate tour date. All proposed adults attend one tour together, subject to another arrangement or an accommodation. Bruce confirms the final shared date. Before sending the request, review your own answers, selected rental, documents, and acknowledgments. Successful receipt is shown by a confirmation number. Keep it for follow-up; a saved draft is not a submitted request.
Use My PCRE Application to check your own submitted records and checklist, respond to requests, manage shared-tour availability, pause reminders or withdraw / reopen your own inquiry online. Bruce reviews the household’s submissions before confirming the shared tour by email. Submitting does not reserve a property, schedule a tour, or guarantee rental approval. If the form reports an error or you see no confirmation, do not assume the request was received.
Common questions
Is the free pre-screening the same as a full rental application?
No. It is the preliminary step before arranging a tour. After submitting your own pre-screening, you can open the free full PCRE application with your earlier answers carried forward. Separately authorized verification and any cosigner paperwork remain separate steps.
Can I use photographs or screenshots from my phone?
Yes. The upload sections support selecting photographs and screenshots. Permanently remove the private details first, then check that the remaining information is readable in the preview.
What if I have no credit score or no personal income?
Select the corresponding option and answer accurately. The form does not automatically approve or reject anyone. Other household income, qualifying assistance, applicable alternative evidence, and questions about cosigners can be reviewed.
When is a cosigner needed?
When credit history is used, an applicant with a credit score below 650 needs an approved cosigner. Required government-subsidy alternatives and accommodations apply. A missing credit score is reviewed separately. Read the complete credit, verified-income, and signed-guarantee requirements on the cosigner page.
Can an approved cosigner reduce my deposit?
An approved cosigner allows a security deposit of one month's rent, or less if the listing or law requires. The cosigner does not have to fund it. Legal deposit limits, including military protections, apply without requiring a cosigner. This option is available to any household with an approved cosigner. Bruce confirms the final amount before payment.
Does this step charge me a fee or affect my credit?
The PCRE pre-screening form does not collect a fee or order a credit inquiry. Zillow and RentSpree may charge for optional provider screening; the PCRE full application is free and does not automatically order a report. Review any provider package and exact charge before authorizing reports. If you already applied through Zillow, check with Bruce before paying for another report.
