PCRE charges no application fee. A separate provider may charge for credit and background reports later.

Military service is asked only to apply deposit protections. Government assistance and lawful sources of income are considered. If assistance is pending or you need another way to provide documentation, contact Bruce before authorizing a credit report.

Later move-in payments: a personal check is preferred; a money order or cashier’s check is also accepted. Keep the deposit payment separate from rent. The agreement supplies the selected property’s payment directions and explains any applicable water charges. No payment is collected in this form.

The deposit is calculated from the property’s saved deposit settings and is subject to applicable legal protections, including qualifying military service. Bruce will confirm final amounts. Water billing, other utility responsibilities and later provider screening fees are explained before payment.

An approved cosigner allows a security deposit of one month's rent, or less if the listing or law requires. The cosigner does not have to fund it. Legal deposit limits, including military protections, apply without requiring a cosigner. Read the cosigner criteria and deposit option.

These amounts show base rent and deposit. Utilities and any applicable proration are separate from this subtotal. Tenants pay water, trash collection, and electricity separately from the monthly base rent. Tenants are responsible for routine yard maintenance and may do the work themselves or hire someone at their own expense. A deposit above one month is shown as an expected amount only after the applicable exception is recorded; protected-tenant limits still apply.

Keep your name and photo visible. Permanently hide the document number, birth date, home address and barcode. Alternative identification or an accessible verification method can be arranged.

Pay records, benefit or pension statements and appropriate self-employment records are accepted. Keep your name, source, dates and income amounts visible. Hide Social Security and account numbers and unrelated transactions.

You do not need to disclose alimony, child support, or separate maintenance unless you want it considered. If you have no personal income, choose that option and enter $0. Other household income and qualifying assistance can be considered.

When credit history is used, an applicant with a credit score below 650 needs an approved cosigner. Required government-subsidy alternatives and accommodations apply. A missing credit score is reviewed separately. This form does not automatically approve or reject anyone. Bruce will review any cosigner needs before additional paid screening.

All proposed adults attend one tour together. Bruce confirms the date after reviewing the required pre-screenings.
